Setting the Standard for Accuracy

Setting out is one of the most critical parts of the construction process. It’s how plans on paper or screen become reality on the ground.

At Baypoint Surveys, we take your architectural or engineering drawings and mark them on-site with total precision, so construction starts in the right place, to the right dimensions, every time.

We’ve been doing this for over 35 years, working across small residential builds through to large-scale civil projects. Our engineers use Trimble Robotic Total Stations to process large volumes of data quickly and accurately, and our workflow has been refined over decades to deliver consistency, clarity, and cost-efficiency.

How is a Setting Out
Service Unique?

Setting out is the process of transferring design data from drawings onto the ground. This ensures the physical positioning of every element, including foundations, roads, and structures, is accurate and aligned with the intended plans.

It’s essential at the beginning of any construction phase. With advanced equipment and a clear workflow, we ensure everything is marked out correctly, efficiently, and ready for your site construction team to build.

Our Accurate Setting
Out Workflow

Coordination and Preparation

Firstly, we liaise with the client, architects, and engineers to confirm that the latest design drawings have been issued. Coordinated setting out drawings are prepared and shared with all parties for approval. Costly errors typically arise when architectural and engineering plans are not properly interpreted at the beginning. We make sure to get this right.

On-Site Set Up

Once approved, and with risk assessments in place, a qualified setting out engineer will attend the site. Using high-precision instruments, we will then mark out all necessary points clearly and accurately.

Visual Clarity

All set-out points are labelled and colour-coded according to the plan. This makes it easy for your site team to interpret the markings and move forward without confusion.

Handover and Review

At the end of each day, our engineer walks through what’s been set out, provides a printed plan, and notes any relevant on-site observations.

Office-Based QA

Back at the office, the survey data is downloaded and checked against design drawings to ensure everything is within tolerance. This added step reinforces quality and accountability.

This simple but effective process has been refined through decades of experience, and it’s why so many clients come back to Baypoint for their precise setting out needs. For a successful construction project, contact us.

Your Setting Out Services Questions Answered

Setting out survey is the process of transferring architectural and engineering plans onto the construction site using physical markers. This ensures the structure is built in the correct location and matches the design specifications. It plays a vital role in the construction process by supporting a successful construction project, reducing costly errors, and avoiding delays.

Setting out services are essential for anyone starting or managing construction projects. Developers, groundworkers, main contractors, site engineers, domestic clients, and local councils all rely on precise setting to ensure accurate construction and compliance with plans.

The setting out process includes several steps that ensure accuracy on site:

  • Confirming the latest design drawings and engineering plans
  • Creating coordinated setting out drawings for review and approval
  • Using robotic total stations to mark the site with precise measurements
  • Labelling and colour-coding construction elements for clarity
  • Performing quality assurance checks to ensure construction adheres to the design coordinates

This process ensures construction aligns with design intentions and reduces the risk of costly rework.

Our experienced surveyors use the latest technology including Trimble Robotic Total Stations. This specialised equipment allows us to provide high accuracy and efficient results for construction teams working on everything from residential structures to large infrastructure projects.

Accurate setting out ensures the structure is placed within the legal boundaries and according to design specifications. It helps prevent structural issues, supports compliance, and provides a reliable reference for as built drawings. This helps avoid disputes and ensures the construction process runs smoothly.

Yes. Setting out surveys are useful at every stage of a construction project. Whether marking initial foundations or adding new structural elements, accurate setting helps the construction team stay aligned with the project’s design plans throughout the build.

With an experienced team and the right tools, the survey setting process is efficient and non-disruptive. Our workflow is designed to keep your construction phase on track while ensuring accuracy at every step.
